  • You may choose among the four approval methods we offer: security deposit, guarantor, guarantor waiver program, or self-qualification with proof of income. Only one of these options is required for approval.

  • No, utilities are not included in rent. Utilities are serviced through NEP, and the internet is provided by AT&T.

  • We offer a variety of lease terms ranging from 6 to 15 months. If you need other lease terms, be sure to reach out to our leasing team, and we may be able to accommodate.

  • Applications can be submitted online via our website, or you can visit our leasing office for assistance with the application process.

  • The Residences at the Sutton are located in the Short North neighborhood in Columbus, OH.

  • We have a dedicated maintenance team on-site to handle repairs and inquiries. Maintenance requests can be submitted through our online portal or directly to the leasing office.

  • Each unit has a designated mailbox, and residents have access to a secured package room.


  • Guest parking is available via limited street parking.

  • Rent payments can be made online through our resident portal by bank transfer, e-check, credit/debit card, or through MoneyGram. We do not accept any in-person/cash payments.

  • Yes. The total rent for the month of move in and move out is calculated by the number of days the unit will be occupied for that month from start of the lease to end of the lease.

  • Yes. Renters insurance is required for all residents. Residents are automatically enrolled in our renter's insurance program but may provide proof of their own coverage to meet this requirement.

  • In the event of a maintenance emergency, residents should contact our 24/7 emergency maintenance hotline provided upon lease signing for immediate assistance.
